Why Realtors Should Implement Immersive and Interactive Content
It is not uncommon for realtors to use a variety of different tactics and tools, as well as implement different strategies when it comes to selling properties.
In fact, immersive and interactive content has proven to be very useful and effective for realtors. As times and processes change, it is imperative that realtors remain present with current trends so they can better understand what motivates buyers.
Traditional Vs Modern Strategies
Traditionally, buyers would browse a selection of properties on the internet and contact a realtor hoping to schedule tours so they could see them in person. This procedure was often lengthy and prolonged the sales process for both buyers and sellers.
This process isn’t as feasible as it once was. In addition to the lack of time for in-person tours, the old buying and selling methods did not provide the most engaging experience. As a result of an overload of information, buyers were unable to focus on what was being offered.
One of the goals of a realtor is to keep the client engaged with the content they present so they can absorb the valuable information without feeling overwhelmed. A way to do this as a realtor is to implement immersive and interactive content.
Immersive and Interactive Content in Real Estate
Including interactive elements in your content is a surefire way to make it more engaging, and realtors can achieve this through augmented and virtual reality.
Virtual Reality (VR)
With virtual reality (VR), real estate agents can offer buyers an immersive environment to view listings and properties. A virtual tour helps buyers see the property without having to be there, which is particularly useful if they live outside of the area, lack transportation, or have scheduling conflicts. Additionally, it’s also useful for still-under-construction properties.
With virtual tours, buyers can view the entire property without moving an inch, making it possible to view many properties in the time required to view one. VR can provide unique experiences for properties in the early stages of construction, showcasing them without them physically existing yet. Buyers can also use VR to gather information about a property and to customize various aspects of it to match their tastes. The option to customize cabinets, flooring, and furniture pieces all contributes to their custom experience. Aside from customization, buyers can also see what an empty space or furnished space would look like, providing even more control.
In a survey by Realtor.com, virtual tours ranked first among the most helpful technologies for home buyers at 61%.
Augmented Reality (AR)
In contrast to VR, which is purely virtual, augmented reality (AR) utilizes real-world settings for an immersive and interactive experience. A virtual reality application can provide a buyer with 3D models of properties that already exist but is more commonly used to display real estate that is still under construction. 3D models and replicas are available in many sizes and can be used on sales floors to highlight different amenities, features, and layouts that would otherwise be difficult to demonstrate through images and videos.
In addition, AR-enabled apps allow people to explore properties and gain information using their smartphones by scanning QR codes or holding them up to a certain street, plot, or area. AR-enabled apps can also add value to the buyer experience with design elements. As a buyer tours a property in person, they can use their smartphone on different areas of a home and choose from a variety of decor, such as wall art, furniture, and lighting, to get an idea of how a space looks with furnishings in place, enhancing a tour and engaging buyers even more.
AR and VR Experiences for Realtors
It is becoming increasingly popular to use immersive and interactive content in real estate. Why is that? Because realtors, buyers, and sellers have all seen how it benefits them.
